Does it take emergency calls after hours?
Yes, the ones you don’t pick up. Your phone rings first, day or night. If you miss it, Night Owl answers, gets the details, and marks a burst pipe or a flood URGENT in the text it sends you. It doesn’t send anyone out or promise a time. Whether you roll the truck is up to you.
Can it tell a drip from a flood?
It goes by what the caller tells it: where the water is, whether it’s off, and what’s getting wet. You tell us what counts as urgent for your business, and those calls get marked URGENT. It doesn’t judge the damage or diagnose the leak.
Will it tell callers how to shut off their water?
No. It doesn’t walk anyone through plumbing work, not even a shutoff valve. It asks whether the water is off and puts the answer in your text. If they need help finding the valve, you can talk them through it yourself.
What about tenants and property managers?
It asks whether the caller owns the place or rents it. For a rental, it gets the unit and who manages the property, so you know who approves the work before you call back. A property manager calling about a unit gets the same questions as anyone else.
Will it quote a price on a drain or a water heater?
